All of our projects follow a specific set of in-home appointments, each leading us closer to the start of the project.  Thru the years, Southwest Construction has perfected an estimate process that yields the desired results with the optimal confidence and convenience to you, the client. There is never any pressure sales, as all estimates are done by the owner’s themselves! The best results are always attained by careful planning, not rash and uncalculated decisions.

The Estimate Process In-Home Consultation: This meeting is always done by the owner, who is the licensed contractor himself. A general scope of work will be discussed with as many specifics as you may be prepared to offer at that time. You will discuss budget, and time frame and this will give a clearer understanding of your goals. This will give you and indication if we are right for you, and if you are ready for us to continue the next step. Typically, this first meeting takes between 1-2 hours and can be scheduled day or night at your convenience.
 
Proposal: Several days after that initial meeting, the owner himself will schedule a second meeting to present the detailed proposal that outlines the general scope of work, discuss materials, and a ballpark budget range. This budget range is based upon similar projects completed, square foot costs and other factors. It is during this meeting that you can discuss changes to your plans to reduce costs, or other options fitting your budget. It is not uncommon for this meeting to be your first introduction to our design team, as the architect often comes along to see the area. This meeting will also serve as a “reality check” to see if your budget expectations are realistic in today’s remodeling market. If so, it is during this meeting that you will request for us to get the ball rolling and create a contract for actual work or for the design. We hope that by the end of this meeting, you will have been fully impressed with what we have to offer, and have selected us as your trustworthy contractor. Design/Build Agreement: Most projects will offer you two types of construction agreements. This will be discussed during the second meeting, but executed during the third meeting also with the owners themselves. The two options are below and depending on your desired level of involvement in your project, you will be asked to choose one or the other. 1. Cost Plus: Larger projects that require many trades and undecided materials will be accompanied by a cost plus contract. This means that we will estimate the cost of construction and add a profit percentage based on the work required. This method leads to move involvement by the homeowner during construction, as each trade is being contracted by us individually. We will present the bids for the various trades, and you will choose the subcontractor to hire. All work is supervised and falls under the responsibility, license and insurance of Southwest Construction. 2. Lump Sum: In the lump sum option, Southwest Construction will present to you a complete final cost for the whole project. It will include, building materials, utilities, and installation materials as agreed. In this option, you agree to pay the price upon completion of the work, according to a negotiated payment schedule. This is the faster and more common way of Remodeling Contractor in Los Angeles with Southwest Construction. The choice of contract method is entirely up to you, the homeowner.
